The Victorian Government announced in March 2026 that it would develop a proposed mandatory pre-sale building and pest inspection scheme, with legislation to be introduced in 2027. The proposal puts seller-arranged reports firmly on the agenda.

Arranging your inspection before listing gives you clear information early, with time to consider findings before buyer questions arise. A pre-sale inspection gives you an independent view of accessible conditions before buyers raise them during their own due diligence. It can help you decide what to address and how to present the property with clear information.

Can prospective buyers still arrange their own inspection?

Yes. A seller-provided report does not prevent a prospective buyer from arranging their own inspection or obtaining independent advice.

Are pre-sale inspection reports currently required in Victoria?

A general mandatory vendor building and pest inspection scheme is not currently in force. The Victorian Government has announced a proposed scheme, with legislation to be introduced in 2027. Seek your own conveyancing or legal advice about the obligations for your sale.
